Selling Your Home
As you prepare to sell your home, I appreciate the opportunity to assist you in one of life’s most important decisions. Your house is one of your most valuable assets. My full service marketing plan represents an ongoing reliability, service, and commitment to meet and exceed your expectations. Below are some of the key components of the home selling process.
Your first step is to successfully prepare your house for sale is to start planning and pack early. Weed out your current possessions, throw out, give away, or sell the things that you don’t want to move at a yard sale. Anything that you are sure you will not be using before moving day should get boxed.
Pennsylvania law requires sellers to disclose any major problems or flaws in the property. You will fill out this form when we list your house for sale.
The house should be in the best possible showing condition
I will give you a list of 20 ways to make your house more sellable and an owner’s checklist. This will help you prepare your house so buyers will leave with positive feelings about their visit.
What should I ask?
There are many factors that affect the list price of a home: location, condition, amenities, supply and demand, local market conditions and the economy in general. I will assist you by providing a thorough market analysis of your home so you will be able to come up with a realistic, competitive pricing strategy on your home.
What will it sell for?
My goal is to not simply sell your house, but help you realize the best price for your property. I’ll perform a market analysis for your property using recent sales of similar houses in your area. Adjustments are made for the variables, recent updates, additions, beds, baths, garages etc.
Settlement day is the final process where all the documents are signed and finalized. Title is transferred from you to the new owner. A title company handles the closing and this is the day you receive the proceeds from your house. You will sign the deed and give the keys to the buyer.
